How much does an EICR/ Periodic/ Electrical survey cost?

This all depends on how many bedrooms your property contains, wether the property is occupied & also the age & condition of the property.

Prices for unoccupied are as follows: 1 bedroom/studio £145+parking charges, 2 bedroom £170+parking charges, 3 bedroom £220+parking chargers, 4 bedroom £270+ parking charges, 5 bedroom £310+ parking charges, All occupied property prices are to be determined subject to a site visit.

What is involved in an EICR/Electrical survey?

We will introduce ourselves & firstly obtain your full name & address for the purpose of the certificate. We will then need to make sure of all access to all electrical points e.g sockets, light switches, lights, cooker switches, sockets that appliances are plugged into, fuse boards, as we will need to visually inspect all of these & also test the wiring for deterioration.

We will then need to test the incoming mains to ensure there is an incoming earth, this will require the power to all be turned off.

Then it’s time to check for main protective bonding to pipe work or structural metal i.e water, gas, oil or structural steel.. these are normally found at meters or stop taps but not always.

Now it is time to start testing & visually inspecting, before this starts we will need to switch all lights on & also in plug equipment from all plug sockets to ensure no equipment is damaged during testing.

Once this has been complete we will either have no obersvations to go through or we will have a list of observations/non compliances to go through that we can offer a free no obligation quotation to fix for you.. these will consist of C3’s (improvements recommended, customers choice), C2’s (potentially dangerous, these would need to be fixed on return to obtain a satisfactory certificate), C1’s (immediate danger, these would need to be fixed immediately & added to the cost of the EICR), FI’s (further investigation, these would need to be fixed to obtain a satisfactory certificate). You can find examples of all these codes here: https://www.napit.org.uk/news/article/napit-release-digital-version-of-eicr-codebreakers.aspx or alternatively we do have a code breakers book on site that we would be more than happy for you to borrow for the time we are with you!

What consists of a full rewire?

First fix: Electrical cables for power, lighting, data comms & main protective bonding are replaced, new cabling is fitted into the walls & beneath the floors, unless customer has chosen surface trunking or conduit.

Existing metallic or dry lining plastic back boxes are all replaced with new, or newly installed.

It’s now time for making good which will normally be done by a plasterer that we ourselves can provide or the customer can provide if preferred.

Second fix: All accessory face plates, bonding clamps & consumer unit are installed.

Testing: All testing will be required by us to perform before energisation to ensure all connections have polarity & all cables are clear of any cuts or nicks.
